Left unprotected, these materials absorb whatever comes into contact with them, and a single spill of red wine, olive oil or sun cream can leave a permanent mark on stone that has never been sealed.<\/span><\/p>

Floor treatments are what prevent that from happening. The term covers a range of products, each with a specific purpose, and understanding the differences is what distinguishes a floor that ages gracefully from one that simply deteriorates. The basics are simpler than they first appear.<\/span><\/p>

Protection, not just cleaning<\/span><\/h3>

It is worth drawing a clear distinction between the two. Cleaning deals with what is on the surface today. A treatment alters how that surface behaves over the coming months and years, preventing stains, repelling water, enhancing colour or restoring a lost shine. Cleaning preserves the appearance in the short term; the right treatment protects the material itself. The main types of treatment<\/span><\/h3>

Most treatments fall into a handful of categories, and a luxury floor usually requires a carefully considered combination rather than a single product. Impregnating sealers form the basis of protection: they penetrate the stone and protect it from within, repelling water and oil whilst allowing the material to breathe \u2013 something natural stone must be able to do. Surface finishes work differently, forming a protective layer on the surface with a matt, satin or gloss finish, and they are particularly well suited to terracotta and certain porcelain floors. Water and oil repellents provide an additional line of defence in the areas most exposed to spills and the weather, from kitchens and bathrooms to open terraces.<\/span><\/p>

Other treatments do more than just protect. Colour-enhancing sealers deepen the stone\u2019s natural tone for a richer finish, whilst anti-slip treatments improve grip on wet floors without altering their appearance \u2013 an essential safety measure around swimming pools and on steps; we examine these in detail in our guide to anti-slip treatments for pool areas. For marble that has become dull or slightly scratched, polishing and crystallisation restore its shine and smoothness, bringing a worn floor back to near its original condition.<\/span><\/p>

What proper protection achieves<\/span><\/h3>

On the Costa del Sol, a floor has to cope with far more than the occasional spill. The sun fades and dries out untreated outdoor stone; salty air and pool chemicals erode surfaces near the water; and the recurring calima deposits fine Saharan dust into every unsealed pore. Indoors, the challenges are more familiar: wine, coffee, oil and the gradual abrasion caused by grit tracked in underfoot. A treatment will not make a floor indestructible, but it buys time and increases its resilience. Spills can be removed before they penetrate, wear slows considerably, and routine cleaning becomes gentler and far more efficient. Over the lifetime of a floor, that difference is the gap between a surface that still looks its best after a decade and one that has quietly lost its lustre.<\/span><\/p>

There is also a financial aspect that owners recognise. Restoring a stained or etched marble floor \u2013 assuming restoration is even possible \u2013 is considerably more expensive than protecting it from the outset, and a well-maintained floor continues to add to the value of the property. Prevention is, quietly, the most economical option.<\/span><\/p>

How long a treatment lasts<\/span><\/h3>

This is the question owners ask most often, and the answer depends on several factors: the treatment, the material, the level of footfall and, above all, how well the floor is looked after. As a general guide, a high-quality impregnating sealer lasts several years, and up to a decade in a low-traffic indoor setting. Surface finishes typically last between one and three years on a floor, and any surface exposed to sun, rain and salt outdoors will need to be renewed sooner. The most significant factor is within the owner\u2019s control: acidic or harsh cleaning products gradually shorten the life of any treatment, whereas pH-neutral care extends it. A simple test reveals when renewal is needed. When water no longer beads on the surface and begins to be absorbed instead, the protective layer has worn thin.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t

How long do floor treatments last?<\/b><\/p>

It depends on the treatment and the level of traffic. Impregnating sealers typically last several years, and up to around a decade in low-traffic indoor areas, whilst surface finishes generally last between one and three years on a floor. Will the treatment change the appearance of my floor?<\/b><\/p>
